Unifore acquires Europe Palace in the city center of Zoetermeer

Unifore Real Estate has successfully completed the acquisition of the ‘Europe Palace’ office building in Zoetermeer from a fund affiliated with New York-based global asset manager Marathon Asset Management L.P. (“Marathon”).

The building, located at Europaweg 45 in the center of Zoetermeer, comprises approximately 11,300 m² of office space with 72 (indoor) parking spots and is leased in its entirety to the National Police (KLPD). Marathon re-geared the lease in 2021 and the KLPD has a remaining lease-term of 5 years.

The building, situated at the city ring and overlooking the city park, is within walking distance of the leisure & shopping area “Stadshart”, the City Hall and the RandstadRail. At the end of 2020, the city of Zoetermeer established the ‘Vision City Center 2040’, an integral framework for the further growth of the city center, by amongst others adding approximately 2,000 high-quality residences in the city center area. Near the building various residential projects are now underway or planned. Vacant office buildings and parking lots are being converted into residences. This also offers plenty of opportunities for the possible redevelopment of Europe Palace, should the KLPD leave in the future.
